Signing in & roles
Open the app and sign in. Your role determines what you can do (least privilege, enforced on the server):
| Role | Can do |

| Owner | Everything, including user administration |
| Admin | Operate the portfolio + manage users and roles + view audit |
| Manager | Operate properties, rent, maintenance, pricing |
| Staff | Open and advance maintenance work orders; read-only elsewhere |
| Viewer | Read-only + CSV exports (e.g. accountant/investor) |
Dashboard
KPIs at a glance — estimated monthly upside, rent billed, outstanding balances, occupancy, short-term units, open maintenance — plus the top 3 opportunities.
Where to Maximize
The advisor ranks every opportunity by estimated monthly dollar impact and explains each one: underpriced short-term units, overdue rent, vacancies, and deferred maintenance. Use it to decide your next best action.
Properties
Create properties and units. Units are Short-term (Airbnb) or **Long-term lease**. Short-term units carry a base nightly rate; long-term units carry a market rent.
Rent
Click Generate charges to create monthly charges for active leases. Record payments against any charge; balances and delinquency status (Due / Partial / Overdue / Paid) update automatically.
Maintenance
Open work orders with a priority, assign them, and advance them through the workflow (Open → Assigned → In progress → Resolved → Closed). Illegal jumps are blocked.
Pricing
For each short-term unit, ForgePM recommends a nightly price and range based on Orlando seasonality, occupancy, and demand — with the math shown. Managers can Apply a recommendation in one click.
Reports & Exports
Download org-scoped CSVs of properties, units, leases, charges, and maintenance. Exports respect your role.
Admin (Owner/Admin)
Manage user roles (you cannot grant a role above your own) and review the append-only audit trail of privileged actions.
